For buyers

New builds for sale in Tunbridge Wells.

New build houses and apartments come up steadily across our patch — central Tunbridge Wells conversions and boutique schemes, family housing on the edges of Tonbridge and Southborough, and the larger developments coming forward around Paddock Wood, where much of the area’s planned growth is concentrated. Villages like Pembury, Hawkenbury and Langton Green see smaller infill schemes — often just a handful of homes, and rarely advertised loudly.

The practical reality of buying new here: developers release in phases, and the first phase usually goes to buyers who registered early. Most of the new homes we sell are reserved before they reach the portals. So if a new build is on your list, register with the New Homes team — you’ll hear about schemes at launch, with honest advice on plot choice, specification and price, not a hard sell.

Common questions

New Homes, answered.

Quick answers to the most common questions. For more developer-specific FAQs, see /new-homes/developers.

Are there new builds for sale in Tunbridge Wells at the moment?

Availability changes scheme by scheme — Tunbridge Wells, Tonbridge and Paddock Wood all have active and consented development sites, and most of the new homes we sell are reserved by registered buyers before they reach Rightmove or Zoopla. The reliable way to see what's coming is to register with the New Homes team; you can also browse everything currently on the market on our property search.

Why do new homes sell before they reach the portals?

Developers usually release units in phases, and early phases are offered to qualified, registered buyers first — it lets the developer test pricing quietly and gives serious buyers the pick of plots. By the time a scheme is broadly advertised, the best units are often gone. Registration is free and there's no obligation.

What does a new homes estate agent do?

A specialist new homes estate agent advises and represents developers and landowners — and the buyers who want their homes — through the full development lifecycle. That includes pre-acquisition advice on land, GDV analysis, pricing strategy, premium marketing, managed launch events, buyer qualification and sales progression to last completion. Kings Estates does all of this from a single Tunbridge Wells office, led by Sales Director Tom Snowdon.

Do you work with small developers and landowners?

Yes. We work with developers of every size — from a homeowner with a single building plot or a large garden through to multi-unit urban schemes. The criterion is simply that you have a development opportunity and you want honest, expert guidance on how to maximise it.

What areas do you cover?

Tunbridge Wells, Tonbridge, Sevenoaks, Cranbrook, Paddock Wood and the wider Weald — across Kent and East Sussex. We have deep knowledge of buyer demand, pricing and specification preferences across this whole geography.

How do I register interest in upcoming new homes?

Visit /new-homes/buyers and use the registration link, or contact the New Homes team directly. Most of the new homes we sell go to a registered buyer before they reach the public portals.
