Is your property valuation really free?
Yes — completely free, with no obligation to instruct us. We don't charge for valuations whether you proceed with us, with another agent, or decide not to move at the moment. Independent and family-run, we believe transparent local advice is part of being a good neighbour first and an estate agent second.
How long does an in-person valuation in Tunbridge Wells take?
Around 30 minutes on site, plus a written follow-up report within 48 hours. The visit covers a walk-around of the property, a discussion about your timing and motivations, and a review of comparable recent sales or lets in your road and neighbourhood. We use the report to walk you through the numbers in writing.
Will you pressure me to instruct after the valuation?
No. We don't operate on a high-pressure model — our reputation across Tunbridge Wells depends on referrals and repeat business from owners who've sold or let with us multiple times. If you proceed to instruct us, we'll handle the EPC, certificates and compliance paperwork ourselves. For lettings, we'll flag any compliance gaps (gas safety, electrical, EPC, Renters' Rights Act readiness) on the visit so nothing delays your marketing.
Can I get a valuation if I'm just thinking about selling, not committed?
Absolutely — most of the valuations we do are for owners who are six to eighteen months away from listing. Knowing your number early helps you plan. We're happy to provide a written valuation, keep in touch lightly, and revisit it closer to the time you're ready.
How quickly can you visit my home for a valuation?
Usually within 48 hours, often the next working day. We offer evening and Saturday slots as standard. For lettings in particular, we'll often visit same-day if a director has availability — speak to the office on 01892 533367 if your timing is tight.

What's the difference between a market appraisal and a mortgage valuation?
A market appraisal (what we do) is an estate agent's estimate of what your home should achieve on the open market today, supported by recent comparables. A mortgage valuation is a more limited inspection done by a chartered surveyor on behalf of a lender, focused on whether the property is suitable security for the loan. The two often produce different numbers — our market appraisal is typically more accurate for selling/letting purposes.
