Most online rental estimates work from a postcode and a bedroom count. That gets you a range, and the range is usually wide enough to be useless — two flats on the same street can let for eighty pounds a month apart on layout and light alone.
A rental valuation is worth doing properly because the asking rent is the single decision that sets everything downstream: how quickly the property lets, the quality of applicant it attracts, and whether you spend the next two years managing a tenant who stretched to afford it.

What's competing with you this week
Rent is set by what an applicant can see today, not by what let last spring. Three similar flats on the market at once and the asking rent has to work harder; nothing comparable available and it can sit higher. We price against live competition, not historic averages.
Condition, and the specific things tenants pay more for
Good storage, a working second reception, off-road parking, a garden that needs little from them, and a kitchen that photographs well. These move the achievable rent more than square footage does, and they are usually the cheapest things to improve before marketing.
Furnished, part-furnished, or empty
The right answer depends on who rents in your street. Furnishing a family house in a settled residential road narrows your applicant pool and rarely earns its cost back; furnishing a central one-bedroom flat can widen it considerably.
How long you want the tenancy to run
Pricing at the very top of the range tends to find a tenant who is stretching. Pricing sensibly finds one who stays. Where a landlord's priority is a settled, low-maintenance let, we will often recommend slightly under the ceiling and say why.

A compliance read on the day
Certificate gaps, EPC position, and the Renters' Rights Act obligations that now apply to your tenancy. Far cheaper to know about a shortfall before marketing than to have it delay a move-in.
An honest view on what's worth doing first
Sometimes that is a decorator and a professional clean. Occasionally it is a new kitchen. Frequently it is nothing at all, and we will say so — the work only makes sense where the rent it unlocks pays for it.

How much rent can I get for my property in Tunbridge Wells?

Is the rental valuation really free?
Yes. There is no charge and no obligation. You are welcome to use the figure to make a decision, to compare us against another agent, or simply to understand where you stand. We would rather be the agent you came back to than the one that pressured you.
How is a rental valuation different from an online estimate?
An online estimate works from postcode-level data and gives you a range. It cannot see that your kitchen was replaced last year, that the second bedroom only fits a single bed, or that two similar flats came to the market on your road last week. It is a useful starting point and a poor basis for a decision.

What if I am not ready to let yet?
That is fine, and common. Plenty of landlords want a realistic figure months before they act — to weigh letting against selling, to budget for works, or to decide whether to renew with an existing tenant. We are happy to value on that basis and leave you to it.
