Registering early with a local agent and using the right tools puts you in the strongest possible position when a home you’d genuinely like to take comes up. This guide walks you through the same path we walk every applicant through — so you can read it before you register, ask sharper questions when you do, and start your search from a stronger position.

Step 01: Register with Kings Estates

Every good rental search starts before the property goes live. Register your requirements with us — area, budget, bedrooms, must-haves — and you'll hear about new instructions before they hit the portals. Step 02: Use the Street.co.uk renter portal

Step 04: Consider a managed property

Managed homes are looked after by a dedicated property manager rather than directly by the landlord. That means a single point of contact for repairs, a 24-hour emergency line, and full safety compliance — gas, electrical, EPC — all current before move-in. For most tenants, the day-to-day experience is meaningfully better.

Step 05: Book viewings

Book viewings online through Street, or call the office and we'll arrange a slot that works around you. Every viewing is accompanied by a senior team member — never a junior, never a lock-box pickup — and we'll talk you through the home, the area and the landlord's brief on the day.

Step 06: Make an offer

Once you've found a home you'd like to take, submit your offer through the Street portal. Note any special conditions — earlier start date, pets, white goods, redecoration — and we'll communicate them to the landlord. We'll always come back to you within 24 hours with a clear yes, no, or counter.

Step 07: Offer accepted

Once the landlord accepts, the work begins behind the scenes. We coordinate referencing and credit checks, prepare the Tenancy Agreement and pre-tenancy paperwork, process the moving-in payment, and complete Right to Rent verification for every adult occupant. You'll be kept informed at every stage through Street.

And then the keys are yours.

Step 08: Completion

On move-in day, keys are released against the signed inventory. For managed properties, you'll receive your dedicated property manager's contact details so you know exactly who to call if something needs attention. The deposit is registered with the TDS scheme inside 30 days, with the prescribed information sent to you for your records.

Step 09: Enjoy your new home

Once you're in, we don't disappear. For managed properties, your tenancy manager is the first call for repairs, queries and renewals. For non-managed lets, we stay available for tenancy questions and can put you in touch with the landlord directly. Either way, the relationship is built to last the tenancy.
