Do I need to be a large-scale developer to work with Kings Estates?

Not at all. We work with developers of every size — from a homeowner with a single building plot or a large garden through to multi-unit urban schemes. The criterion is simply that you have a development opportunity and you want honest, expert guidance on how to maximise it.

When should I involve Kings Estates in my development?

As early as possible — ideally before you have committed to the land or even before planning is granted. Pre-acquisition consultancy gives you the market intelligence to make confident decisions: what the finished units will sell for, what buyers in this market want and what the GDV of the scheme is realistically likely to be. That insight materially affects the price you pay for the land and the specification you build to.

What does GDV analysis involve?

Gross Development Value analysis is a projection of the total market value of every unit in the scheme on completion. We combine current comparable evidence, buyer-demand analysis, specification benchmarking and our local market knowledge to give you an evidence-based figure — not an optimistic estimate designed to win the instruction. We then use it to advise on the pricing strategy for launch.

Do you create a separate development website for each scheme?

Yes — for qualifying developments we build a bespoke standalone development microsite that acts as the central marketing hub and lead-capture funnel. This has proven highly effective: the Calverley Park Mews microsite generated qualified buyer enquiries ahead of public launch, allowing us to prioritise the strongest buyers before doors opened.

Can you also help with buy-to-let investor sales?

Yes. Our lettings Managing Director Mike Heath provides specialist yield analysis and investor advisory for developers targeting the rental market alongside owner-occupiers. We can present units with detailed yield projections, rental valuations and management-cost breakdowns — the information serious investors need to commit quickly.
