The scheme.

Calverley Park Mews sits in one of the most considered residential addresses in central Tunbridge Wells — directly adjacent to Calverley Park, a short walk from Mount Pleasant Road, the High Street and Tunbridge Wells mainline. The scheme delivered nine new-build homes across two typologies: five four-bedroom houses arranged around a private mews courtyard, and four two-bedroom apartments built to the same exacting specification.

The developer engaged Kings Estates pre-launch, allowing us to advise on specification, layout sequencing and pricing strategy before the marketing was committed. We then ran the launch, the buyer qualification and the sales progression — every unit, through to last completion.

What made it attractive

Why it worked for buyers.

The position was the headline asset. A new-build mews of this calibre — that close to a Grade II-listed park, in a town centre with main-line rail — comes up perhaps once a decade. The specification matched the address: oak engineered flooring, sprayed-finish kitchens, premium bathrooms, large openings to private gardens or balconies. Crucially, the developer was prepared to invest in the marketing required to do the position justice rather than rely on portal listings alone.

Marketing approach

How we took it to market.

We built a bespoke development microsite as the central marketing hub and lead-capture funnel — visitors registered interest before public launch, allowing us to qualify and prioritise the strongest buyers ahead of competing schemes. Architectural photography, a lifestyle film and a premium printed brochure carried the same editorial standard across every channel.

Featured placement on Rightmove, Zoopla, PrimeLocation and OnTheMarket gave national reach; a targeted digital and social campaign across Tunbridge Wells, Sevenoaks and the wider South East drove the qualified local demand the scheme was priced for. The launch event itself was hosted on site, with pre-qualified buyers walked through by senior members of the team.

The outcome.

All nine units sold. Early reservations from the pre-launch lead-capture funnel set the pricing benchmark for the rest of the scheme. Sales progression — the work that happens after the offer is accepted — ran in parallel from week one: chain checks, surveyor liaison, solicitor follow-up, mortgage tracking. Every unit completed.

The developer has since described Kings Estates as sitting ‘head and shoulders above any other agent we have worked with’ — a comparison made against agents they had used on schemes across the South East.
