A small firm, by design

Independent. Family-run. Locally accountable.

Kings Estates has its roots in Grahame King & Partners. An independent Kings Estates business followed Nicholas Heath and Crispin Williams’ 1992 management buyout; the Tunbridge Wells office was acquired in 2006, and Nicholas took sole ownership in 2010. It is run today by Mike Heath and Gemma Collins — Nicholas’s children — alongside Mike’s oldest friend Tom Snowdon, and has stayed independent throughout.

We’ve stayed small because we believe smallness is what makes the work good. Twelve people, one office, every client looked after by a senior member of the team. No franchise overhead, no national targets, no rotating call-centre staff — just a working agency that finishes the jobs it starts.

    Independent, by design

    No franchise above us, no head office, no corporate target imposed on a Tuesday morning. Decisions are made on the floor, by the people accountable for them. The team has the authority to do the right thing — quickly.

    Senior-led, in everyone's first month

    On day one you'll be working alongside Mike, Gemma or Tom — not three layers below them. That's where the learning happens fastest, and it's where good people choose to stay.

    Long careers, by intent

    Several of the team have been with us for over a decade. We invest in qualifications (ARLA Propertymark, FNAEA, NAEA) and we promote from within where we can. The pattern is the firm building people, not people passing through.

    Local-first, by deliberate choice

    We work within walking distance of Mount Pleasant Road. The patch is the patch — Tunbridge Wells, the bordering Sussex villages, the Weald, the Sevenoaks border. If you know the streets and want to know them better, you'll fit.

Vacancies are rare — we hire when we find the right person. These are the kinds of role we’d most likely have a conversation about.

  • Sales negotiator

    Front-line role on the sales floor. Property registrations, viewings, offer negotiation, sales progression. Suited to someone with one to three years' agency experience and the temperament for steady, accountable client work.

  • Lettings negotiator

    Tenant find through to move-in across the lettings book. ARLA Level 3 supported. Right to Rent, referencing, compliance, deposit handling — all done properly.

  • Property manager

    Day-to-day care of the managed portfolio. Maintenance reporting, contractor coordination, periodic inspections, renewal reviews. The role that keeps landlords with us for ten years and counting.

  • Senior valuer

    Sales and lettings valuations across the patch. Director-track for the right person — we hand over instructions, not call notes.

    We hire when we find the right person. We're a small team — twelve people including the directors — and turnover is low, so vacancies are rare and we don't run rolling adverts.   • What level of experience do you typically take on?

    We work best with one of three profiles: someone established locally who knows Tunbridge Wells streets and clients (most of our hires), an early-career professional with one or two years' agency experience and the right values (we'll qualify and develop you), or a candidate with adjacent experience — surveying, conveyancing, financial services — who wants to move into agency. Cold first-day-of-the-rest-of-your-career career-changers are also welcome to apply.

  • Do you support qualifications?

    Yes — ARLA Propertymark Level 3, NAEA Level 3, and FNAEA where appropriate, paid for by the firm. Mike Heath holds MARLA · FNAEA. Continuing professional development is structured into the role, not an afterthought.

  • What's the working pattern?

    Office-based at 5 Mount Pleasant Road, Monday to Saturday. Saturdays are 9–4 on a rota. Hybrid working isn't part of our model — agency is a face-to-face business, on the doorstep with sellers, in the office with buyers, on the high street with the team.
