A personal introduction to a trusted local adviser.

We don’t sell mortgages — we make warm introductions to Steven Windley at Wells Financial, an independent whole-of-market adviser based in Tunbridge Wells. The introduction is free; you stay in control of the conversation.

How it works

Four steps, no pressure.

Most of our buyers haven’t spoken to a broker before. Here’s what happens once you submit the form on the right.

  1. 01

Tell us a little about your plans

A few details — what you're buying, where you are in the process, what kind of mortgage you think you need. Two minutes; the form below covers it.

  2. 02

    We make the introduction

Mike or Gemma personally introduces you to Steven Windley at Wells Financial. You'll hear from him within one working day, often the same morning.

  3. 03

    Whole-of-market sourcing

Steven runs whole-of-market searches across more than 90 lenders — including the smaller specialist lenders the price-comparison sites don't cover. Lender-specific overlays applied (criteria, fees, affordability).

  4. 04

    We stay in the loop

Once you've agreed terms, we coordinate with Steven through to completion — solicitor instruction, survey scheduling and any timing pressures on the property side.

Where we help most

Four common scenarios.

A short read on what each looks like in practice and where the independent adviser route adds the most value.

  • First-time buyers

Tunbridge Wells, Tonbridge or surrounding villages — Steven's run the numbers on most TN postcodes a hundred times before. Help with deposit-stretching schemes, joint borrower / sole proprietor structures, and parental gifts where they apply.

  • Moving up the ladder

Bridging the gap when you find your next home before yours has sold. Porting your existing rate, retention deals from your current lender, and the timing puzzle of selling-and-buying simultaneously.

  • Buy-to-let landlords

Residential and limited-company structures, portfolio landlords, lender stress-test arithmetic and the EPC-C 2030 affordability picture. Steven works closely with our lettings team on yield modelling.

  • Remortgaging

Coming off a fixed rate, releasing equity for an extension, or restructuring a buy-to-let portfolio. Independent advice on whether to product-transfer with your existing lender or remortgage out for a better rate.

Run the numbers

Mortgage, stamp duty & rental yield.

Indicative figures only — for the formal advice you’ll still need an introduction. Useful when you’re weighing two homes or comparing a rate with a fee against a higher fee-free rate.

Common questions

Five questions we get most.

Do you charge a fee for the introduction?

No — there's no charge to you for the introduction. Steven sets his own fees with you directly when you instruct him; Kings Estates does not take a cut from the mortgage transaction.

Why this broker and not the high-street banks directly?

An independent broker has whole-of-market access — typically more than 90 lenders — including the smaller specialist lenders that don't appear on the high street. They also apply lender-specific overlays (affordability, criteria, fees) that the supermarket comparison tools can't see. For most buyers it ends up cheaper than going direct, even after the broker's fee.

Can you advise on mortgages directly?

No — Kings Estates is an estate and letting agency, not authorised to give mortgage advice. We make warm introductions to a trusted independent adviser who is FCA-regulated and qualified to advise. The actual advice comes from Steven; we just make sure you reach him with the right context.

What information will I need to provide?

For the initial introduction: just your name, contact details, and a one-line summary of what you're trying to do. Steven will gather the formal documentation (income, deposit, ID, mortgage history) when you speak with him.

How quickly can I expect a response?

We typically introduce you within a few hours of your enquiry, and Steven aims to respond within one working day. For time-sensitive purchases — offer accepted, awaiting agreement-in-principle — flag the urgency in the form below and we'll prioritise.
