Step 01: Register

Tell us what you're looking for — area, beds, budget, move-in date — and we'll match you against new instructions as they go live.

Step 02: Accompanied viewing

We attend every viewing personally. No lock-box pickups, no third-party arrangements. We answer questions on the spot.

Step 03: Hold the property

Once you've decided, a holding deposit (capped at one week's rent) reserves the property while we complete referencing.

Step 04: Referencing

Standard credit, employment, landlord and Right to Rent checks. We do the legwork; you provide the documents. Usually 5–10 working days.

Step 05: Sign and move in

Tenancy agreement signed digitally, deposit registered with TDS within 30 days, keys handed over on the day. Compliant from day one.

Step 06: During the tenancy

Repairs reported through your tenant portal, renewals discussed openly ahead of the end date, deposit returned in line with the inventory at check-out.

  • What documents will I need for referencing?

    Photo ID (passport or driving licence), proof of address (recent utility bill or bank statement), three months' bank statements, proof of income (payslips or accountant letter for self-employed), and previous landlord references. We'll send you a clear checklist when we agree the holding deposit.

  • How much is the holding deposit, and when is it refunded?

    Capped at one week's rent under the Tenant Fees Act 2019. Refunded against the first month's rent or the tenancy deposit when the tenancy starts. It can only be retained in defined circumstances (failed Right to Rent, false information, withdrawal) — and we explain in writing within seven days of any decision.

  • How much is the tenancy deposit?

    Capped by law at five weeks' rent for tenancies where annual rent is under £50,000. For tenancies with annual rent of £50,000 or more, the cap is six weeks' rent. We register every deposit with the Tenancy Deposit Scheme (TDS) within 30 days.

  • Do you allow pets?

    Pet policy is set by the landlord on a property-by-property basis. Our property listings flag pet-friendly homes, and we ask landlords to consider reasonable requests where the home suits — small pets in particular. The Renters' Rights Act 2024 sets the framework here, and we apply it fairly to both sides.

  • Will I get to meet the landlord?

    On managed tenancies, we are your single point of contact — you typically don't meet the landlord directly, which streamlines repairs and renewals. On let-only tenancies, you deal with the landlord direct after we've placed you. We'll always make clear which model applies to your property.

  • What happens at the end of the tenancy?

    Two months before the agreed end date we discuss renewal — staying on, agreeing a new term, or moving on. At check-out we conduct an inventory inspection against the move-in inventory; the deposit is returned in full unless deductions are formally agreed against the report. TDS provides free dispute resolution if we can't agree.
