  • Why register? I just look on Rightmove.

    Most of our buyers do too. The reason to register isn't to see the same Rightmove listings sooner — it's to see the listings that don't reach Rightmove. A meaningful share of homes we sell go to a buyer on our register before they ever go public. PRIME instructions in particular often sell off-market entirely. The register is the only way into that pool.

  • Do you represent the buyer or the seller?

    Legally we act for the seller — that's how UK estate agency works. Our duty is to achieve the best result for the seller. But practically, getting a deal done that actually completes requires both sides feeling fairly treated. We tell sellers when an offer is solid; we tell buyers when their offer needs to come up to land. Honesty serves both sides.

  • Will you tell me what the seller is willing to accept?

    We can't disclose a seller's confidential negotiating position — that would breach our duty to them. What we can do is tell you whether your offer is in the realistic zone, whether other interest exists, and what the seller's timeline pressures look like. That's usually enough to position a successful offer without needing the actual reserve.

  • Are there fees to register or to view?

    No. Buyers don't pay us. Registration is free, viewings are free, and there's no fee at any stage of the buying process — our fee is paid by the seller on completion. The Tenant Fees Act doesn't apply to sales, but we operate under the same transparency principle: everything you pay goes to your solicitor, surveyor, lender or HMRC (stamp duty), not to us.

  • Can you introduce me to a mortgage broker?

    Yes — we work closely with Steven Windley at Wells Financial, an independent whole-of-market adviser based locally in Tunbridge Wells. When you register for property alerts there's an opt-in for an introduction; the introduction is free to you and we don't take a kickback — the relationship exists because Steven is reliably good and our buyers tell us so.

  • What about new-build homes?
