Lettings negotiator, Tunbridge Wells.

A front-line lettings role in a twelve-person independent agency, working directly with Mike Heath, MARLA and FNAEA. £25,000 basic, £26,000 to £28,000 on target in year one, and the ARLA qualification paid for. Apply to us direct, no agency in between.

Posted 14 October 2026 · Interviews from late October

The role

One lettings book. One director beside you.

Kings Estates lets and manages flats and houses across Tunbridge Wells and the surrounding villages, and has done under the same family since 1992. The lettings side is run by Mike Heath, who holds MARLA and FNAEA and still takes valuations himself. You would work next to him, not three desks away.

The job is the whole tenancy: the first phone call, the viewing, the offer, the references and Right to Rent, the deposit, the keys. It is a role for someone who likes finishing things properly, and who would rather explain a decision to a landlord than hide behind a process.

We are small and intend to stay that way. That means the training is personal, the responsibility arrives early, and the good work is visible to the people who decide what you earn.

What the work is

Four parts to the week.

  1. 01

    Viewings and applicants

You will show homes across Tunbridge Wells and the villages, register applicants properly, and keep them informed. Most of our tenants come to us through word of mouth and the register, so the way you treat an applicant who misses out matters as much as the one who moves in.

  2. 02

    Negotiating the let

Offers, references, Right to Rent, deposits, compliance. You will take a tenancy from first enquiry to move-in day with Mike alongside you, and learn to hold a line on rent that is fair to the landlord and honest with the tenant.

  3. 03

    Landlords

Our landlords stay for years, some for decades. Part of the role is earning that trust early: calling back the same day, saying what happened at the viewing, and knowing the property well enough to answer the question before it is asked.

  4. 04

    Growing the book

Rental valuations, instructions from applicants who become landlords, introductions from the sales side. You will have a hand in the lettings book growing, and the bonus structure reflects it.

Who it suits

What we are looking for.

  • →Lettings or estate agency experience, ideally. Someone from an adjacent field who knows the patch and wants to learn agency properly will also be read carefully.
  • →A professional telephone manner and the confidence to negotiate without being pushy.
  • →Organised and self-starting. A lettings diary does not run itself.
  • →A team player who wants to hit a target because it is theirs, not because it was handed down.
  • →A full UK driving licence and your own car. Viewings are spread across the villages and this part is not optional.

The package

Pay, holiday and training.

  • £25,000 basic salary
  • On-target earnings £26,000 to £28,000 in year one, £28,000 to £30,000 in year two
  • Quarterly and annual team bonuses, plus individual incentives
  • 28 days' holiday, rising with service, and an extra day off on your work anniversary
  • Health and wellbeing benefits, workplace pension, cycle-to-work scheme
  • ARLA Propertymark Level 3 training, paid for by the firm
  • Office-based at 5 Mount Pleasant Road, Tunbridge Wells, Monday to Saturday with Saturdays on a rota

Earnings figures are on-target estimates for a full first and second year, not guarantees. Bonus terms are set out in the offer letter.
