A note on continuation

While the tenant or any introduced person continues to occupy the property under any continuation, periodic continuation, replacement or new tenancy, the agent's tenancy commission continues at the rate of the service level then applying. Set out in full at Section 5.

Service Tiers

Two paths. Four tiers.

Bronze is a one-time Let Only — we find the tenant, you take on every ongoing Renters’ Rights Act obligation from move-in day. Silver, Gold and Platinum are ongoing services that include finding the tenant and progressively more of the day-to-day plus full RRA compliance handling. The fee you see for each managed tier is the only ongoing charge — there is no separate Let Only fee on top.

Charges that may arise once the tenancy is live. The first Section 8 (or other statutory) notice per tenancy is included on Platinum; on Gold, every notice is charged per use. Section 13 notices are per-notice on Gold and included unlimited within Platinum's annual Tenancy & Rent Review. Everything else is on a per-event basis so you only pay for what you use.

Interest & variation

Interest on overdue sums accrues at 4% above the Bank of England base rate, daily, before and after judgment. We may vary the fees on no less than 30 days' written notice; if you don't accept the varied fees you may terminate before the variation takes effect, without further charge except accrued fees and Continuation Commission.

  • Are these fees inclusive of VAT?

    Yes. The headline figure on every line is inc-VAT (currently 20%); the net amount and the VAT element are shown in parens for your accounting. We don't quote net and add VAT at invoice — we'd rather you see the actual cost upfront.

  • What's changed in the 2026 fee structure?

    Three things. First, the set-up fee is now expressed as a percentage of one month's rent — 120% of one month's rent on Bronze (subject to a £1,200 minimum) and 60% of one month's rent on Silver / Gold / Platinum (subject to a £720 minimum) — alongside a monthly minimum, so the floor is transparent on every quote. Second, we've introduced the Compliance Add-On for Bronze and Silver landlords (£480 inc. VAT per property per annum) — strongly recommended given the Renters' Rights Act. Third, fees are now quoted inc-VAT throughout, matching how landlords actually budget.

  • What is the Compliance Add-On?

    An optional service for Bronze and Silver landlords (where the landlord retains primary responsibility for ongoing Renters' Rights Act compliance). For £480 inc. VAT per property per year, we provide ongoing compliance support — Section 13 notice handling, PRS Database update assistance, follow-up Right to Rent checks, and proactive deadline tracking. Schedule 2 of the Terms sets out the full scope. Not needed on Gold or Platinum, where compliance is handled in full as part of the management fee.

  • Why isn't there a renewal fee on your schedule?

    Because there's nothing to renew. Post-Renters' Rights Act (commencing 1 May 2026), assured shorthold tenancies are abolished and replaced by assured periodic tenancies that continue indefinitely on a rolling basis. There's no fixed-term expiry, no new agreement to draft, and no Section 21 to serve — so there's no "renewal" event for an agent to bill. Any agent's fee schedule that still has a "renewal fee" line is, frankly, out of date. The chargeable annual event that replaces it is the Tenancy & Rent Review, which includes any Section 13 notice required to increase the rent. On Bronze that's £432 inc. VAT, Silver £210, Gold £180 per Section 13, and on Platinum it's included unlimited.

  • What if my tenant gives notice and leaves shortly after moving in?

    Under the Renters' Rights Act, tenants can give 2 months' written notice at any time — including immediately after moving in — and the tenancy ends on a rent due day (or the day before). This is a real new risk post-2026: pre-RRA, fixed-term tenancies locked tenants in for 6-12 months. There are two ways we help you manage it. On Silver and Gold, you can buy Rent & Legal Protection (Goodlord) at 3.6% inc. VAT of monthly rent — which pays 100% of rent until vacant possession is regained (up to £100,000 total indemnity, £10,000 maximum per month), 90% of the rent for 6 weeks after vacant possession, eviction legal expenses, alternative accommodation and storage cover for 90 days, plus £1,000 property damage cover. It also covers any Section 13 rent increase you've served for up to 6 months if the tenant refuses to pay. On Platinum, RLP is included as standard. On Bronze (Let Only) we cannot offer RLP — the insurer requires us to be managing the property — and you would pay a fresh introduction fee for the next let. The Bronze tier is priced accordingly; for most landlords post-RRA, the maths increasingly favours a managed tier with RLP attached.   • When is the set-up fee charged?

    On instruction. The set-up fee covers the up-front work — initial valuation, photography brief, instruction documentation, marketing prep — that happens before a tenant viewing. Bronze is 120% of one month's rent (subject to a £1,200 minimum); Silver, Gold and Platinum are 60% of one month's rent (subject to a £720 minimum).

  • How is the ongoing commission collected?

    Direct from rent received before we transfer the balance to your account. Every monthly statement itemises gross rent, agent commission and net amount transferred. Bronze (Let Only) carries no ongoing commission — instead there's a one-time set-up fee of 120% of one month's rent (subject to a £1,200 minimum), payable from the first month's rent.

  • What happens if I withdraw before completion?

    Withdrawal fees are tiered to the stage we've reached: £150 inc. VAT pre-marketing, £450 inc. VAT minimum once we've gone to market, and £900 inc. VAT minimum if a tenant has been agreed but not moved in — set out in Schedule 1, each a genuine pre-estimate of our costs and any third-party costs incurred (not a penalty). If you transfer management away mid-tenancy, the Section 4 Early Termination Fee applies instead: your unrecovered costs capped at one month's rent in the first 12 months, and after that three months' written notice with no termination fee (Continuation Commission may apply).

  • What's Continuation Commission?

    Where the same tenant (or any person they introduced) continues to occupy the property under any continuation, periodic continuation, replacement or new tenancy, the ongoing commission continues at the rate of the service level then applying. Set out in full at Section 5. Continuation Commission survives termination of this Agreement for 12 months and then ceases entirely, even if the introduced tenant remains in occupation — a fair recovery of our introduction work without binding you to us for the life of an assured periodic tenancy.

  • What if I sell to my tenant?

    If the property is sold to the tenant or any person they introduced — during the term or within 18 months of termination — a sale commission of 1.2% inc. VAT (1% + VAT) of the agreed sale price applies (clause 6.3). This recognises that we sourced the eventual buyer through the lettings relationship.

  • Are there fees if my property sits empty between tenancies?

    No ongoing commission is charged during a void — we only get paid when rent comes in. We do continue compliance tracking and respond to maintenance enquiries throughout, at no charge. A Vacant Property Management visit (£120 inc. VAT) covers physical visits where you ask us to attend (e.g. weekly drive-by during a longer void).

  • What about deposit protection — is there a fee?

    Deposit registration (where we collect the deposit) is £84 inc. VAT — a one-off TDS Custodial registration with the prescribed information served within 30 days. Re-registration on renewal is included in the management commission. Deposit disputes through TDS's adjudication service are free; agent time is chargeable on Bronze / Silver at £90 inc. VAT per hour.

  • Do I need separate landlord insurance?

    Standard landlord building & contents insurance is your responsibility — it isn't covered by management fees. Rent Protection and Legal Expenses Insurance is a separate product available at 3.6% inc. VAT of monthly rent on Silver / Gold; on Platinum it's included.
