Landlord fees, in full.

See exactly what you’ll pay — and our full Terms — before you ever speak to us.

A handsome Tunbridge Wells family home

Every chargeable event we offer is published on this page — set-up, ongoing commission, withdrawal, end-of-tenancy, sale-to-tenant. Each line shows the inc-VAT figure first (currently 20%) with net + VAT in parens. The contractually binding version is the full Landlord Terms of Business signed at instruction. Every tier is built to keep the Renters’ Rights Act painless — we’re RRA-ready, so the new rules don’t become your problem.

This schedule applies to new instructions from 14 July 2026 and is incorporated in the reissued Terms of Business (effective 14 July 2026); existing landlord appointments continue on their signed Terms until varied with 30 days’ written notice (clause 15.6, grandfathering).

A note on continuation

While the tenant or any introduced person continues to occupy the property under any continuation, periodic continuation, replacement or new tenancy, the agent's tenancy commission continues at the rate of the service level then applying. Set out in full at Section 5.

Service Tiers

Two paths. Four tiers.

Bronze is a one-time Let Only — we find the tenant, you take on every ongoing Renters’ Rights Act obligation from move-in day. Silver, Gold and Platinum are ongoing services that include finding the tenant and progressively more of the day-to-day plus full RRA compliance handling. The fee you see for each managed tier is the only ongoing charge — there is no separate Let Only fee on top.

Bronze

A one-time fee for finding the tenant. From move-in day, every ongoing Renters' Rights Act obligation — Section 13 rent reviews, Section 8 notices, PRS Database, Right to Rent — sits with you. Most landlords post-2026 should look at Silver or above.

How we price

Honest fees, fully published.

Our pricing principle is straightforward: every charge we offer is on this page, inclusive of VAT, tied to actual work done. If it’s not here, we won’t charge for it.

  • Inclusive of VAT on every line — the number on the page is the number on the invoice.
  • No hidden charges. Every chargeable event we offer is published here.
  • Tied to results. Ongoing commission only applies when rent comes in.
  • 30 days' written notice on any variation, with free termination if you decline.

Common Questions

Frequently asked
questions on fees.

Anything not covered here? Call us on 01892 533367 — we'll quote anything bespoke before charging it.

  • Are these fees inclusive of VAT?

Yes. The headline figure on every line is inc-VAT (currently 20%); the net amount and the VAT element are shown in parens for your accounting. We don't quote net and add VAT at invoice — we'd rather you see the actual cost upfront.

  • What changed in July 2026?

Four things, all in the landlord's favour bar one. First, the set-up fee on Silver, Gold and Platinum is now a flat £480 inc. VAT — previously 60% of one month's rent with a £720 minimum — and it now includes referencing, the tenancy agreement, deposit registration and AML checks. Second, we removed a series of small charges entirely: the pre-marketing withdrawal fee, AML charges, same-day payment fees, key-cutting margins and the pet-request fee among them. Third, the annual Tenancy & Rent Review including the Section 13 notice is now part of the Fully Managed service, and the Compliance Add-On became Compliance Care at £30 per month. Fourth, the sale-to-tenant commission rose from 1.2% to 1.8% — still below most competitors. Every figure remains inc-VAT.

  • What is Compliance Care?

An optional service for Bronze and Silver landlords (where the landlord retains primary responsibility for ongoing Renters' Rights Act compliance). For £30 inc. VAT per property per month, we provide ongoing compliance support — certificate tracking and renewal booking, follow-up Right to Rent checks, smoke/CO record-keeping, statutory record-keeping and PRS Database registration support when the national rollout begins. Schedule 2 of the Terms sets out the full scope. Not needed on Gold or Platinum, where compliance is handled in full as part of the management fee.

  • Why isn't there a renewal fee on your schedule?

Because there's nothing to renew. Post-Renters' Rights Act (commencing 1 May 2026), assured shorthold tenancies are abolished and replaced by assured periodic tenancies that continue indefinitely on a rolling basis. There's no fixed-term expiry, no new agreement to draft, and no Section 21 to serve — so there's no "renewal" event for an agent to bill. Any agent's fee schedule that still has a "renewal fee" line is, frankly, out of date. The annual event that replaces it is the Tenancy & Rent Review, which includes any Section 13 notice required to increase the rent. On Bronze and Silver that's £210 inc. VAT; on Gold one review a year is included in the management fee; on Platinum it's included unlimited.

  • What if my tenant gives notice and leaves shortly after moving in?

Under the Renters' Rights Act, tenants can give 2 months' written notice at any time — including immediately after moving in — and the tenancy ends on a rent due day (or the day before). This is a real new risk post-2026: pre-RRA, fixed-term tenancies locked tenants in for 6-12 months. There are two ways we help you manage it. On Silver and Gold, you can buy Rent & Legal Protection (Goodlord) at 3.6% inc. VAT of monthly rent — which pays 100% of rent until vacant possession is regained (up to £100,000 total indemnity, £10,000 maximum per month), 90% of the rent for 6 weeks after vacant possession, eviction legal expenses, alternative accommodation and storage cover for 90 days, plus £1,000 property damage cover. It also covers any Section 13 rent increase you've served for up to 6 months if the tenant refuses to pay. On Platinum, RLP is included as standard. On Bronze (Let Only) we cannot offer RLP — the insurer requires us to be managing the property — and you would pay a fresh introduction fee for the next let. The Bronze tier is priced accordingly; for most landlords post-RRA, the maths increasingly favours a managed tier with RLP attached. The Goodlord product summary is at /legal/goodlord-rent-protection-2026.pdf.

  • When is the set-up fee charged?

On instruction. The set-up fee covers the up-front work — referencing, the tenancy agreement, deposit registration, AML checks and move-in coordination. Bronze has no separate set-up fee: everything is inside the one-off letting fee of one month's rent + VAT (subject to a £1,200 minimum). Silver, Gold and Platinum pay a flat £480 inc. VAT regardless of the rent.

  • How is the ongoing commission collected?

Direct from rent received before we transfer the balance to your account. Every monthly statement itemises gross rent, agent commission and net amount transferred. Bronze (Let Only) carries no ongoing commission — instead there's a one-time letting fee of one month's rent + VAT (subject to a £1,200 minimum), payable from the first month's rent.

  • What happens if I withdraw before completion?

Change your mind before marketing begins and there is nothing to pay. After that, withdrawal fees are tiered to the stage we've reached: £450 inc. VAT once we've gone to market, and £900 inc. VAT if a tenant has been agreed but not moved in — set out in Schedule 1, each a genuine pre-estimate of our costs and any third-party costs incurred (not a penalty). If you transfer management away mid-tenancy, the Section 4 Early Termination Fee applies instead: your unrecovered costs capped at one month's rent in the first 12 months, and after that three months' written notice with no termination fee (Continuation Commission may apply).

  • What's Continuation Commission?

Where the same tenant (or any person they introduced) continues to occupy the property under any continuation, periodic continuation, replacement or new tenancy, the ongoing commission continues at the rate of the service level then applying. Set out in full at Section 5. Continuation Commission survives termination of this Agreement for 12 months and then ceases entirely, even if the introduced tenant remains in occupation — a fair recovery of our introduction work without binding you to us for the life of an assured periodic tenancy.

  • What if I sell to my tenant?

If the property is sold to the tenant or any person they introduced — during the term or within 18 months of termination — a sale commission of 1.2% inc. VAT (1% + VAT) of the agreed sale price applies (clause 6.3). This recognises that we sourced the eventual buyer through the lettings relationship.

  • Are there fees if my property sits empty between tenancies?

No ongoing commission is charged during a void — we only get paid when rent comes in. We do continue compliance tracking and respond to maintenance enquiries throughout, at no charge. A Vacant Property Management visit (£120 inc. VAT) covers physical visits where you ask us to attend (e.g. weekly drive-by during a longer void).

  • What about deposit protection — is there a fee?

No. Deposit registration — the TDS Custodial registration with the prescribed information served within 30 days — is included in the set-up on every tier (it was previously £84). Deposit disputes through TDS's adjudication service are free; agent time is chargeable on Bronze / Silver at £90 inc. VAT per hour.

  • Do I need separate landlord insurance?

Standard landlord building & contents insurance is your responsibility — it isn't covered by management fees. Rent Protection and Legal Expenses Insurance is a separate product available at 3.6% inc. VAT of monthly rent on Silver / Gold; on Platinum it's included.

Absolute 10/10 experience with King Estates! My partner and I were first time buyers, so we were definitely a little bit lost when it came to this whole process of buying a house. For our viewing, we had lovely Tom who was very professional and knowledgeable about the property. He answered all of our questions/queries swiftly, which was really nice since we had a very different experience during the previous 6 viewings! Once our offer was accepted, we had a pleasure of working with Lauren, who’s an absolute star and we are so very grateful for her open communication and overall support throughout the whole process. We’ve had a few hurdles along the way, but Lauren was always there for us - advocating on our behalf, chasing solicitors, and so much more! We’ve now completed on our house and we couldn’t be more grateful for the wonderful service from Kings!

I would highly recommend Kings Estates. The team was very professional and supportive throughout the whole sales process. From the first meeting, to taking photos and giving guidance, everything went smoothly. Every viewing was handled promptly, with feedback provided on the same day, giving us valuable insight into what potential buyers were looking for in a property. We received several offers, which is a testament to the team’s strong selling expertise. Tom was extremely patient, and his expertise reassured us at every step of the journey. He kept us fully updated and was always available whenever we needed to talk, which really helped ease our stress. Thank you Tom, Lauren, Molly, Gracie, Mike and Gemma, you've been amazing! We will definitely use Kings Estates again in the near future.

Excellent customer service with a genuine personal touch. Having worked with a number of estate agents over the years, this has been by far the most positive experience. The team demonstrated a high level of professionalism throughout, combining expert knowledge with a personable and supportive approach. They provided clear, consistent advice and guidance at every stage, helping to navigate what was, at times, a challenging and complex chain. Their proactive communication and willingness to go the extra mile made the entire process far more manageable and reassuring. I would not hesitate to recommend their services.

Thank you to the Kings team for all your help with my recent sale and purchase. The service I received throughout was excellent, friendly and professional from first contact to completion. Kings involvement played a large part in the outcome of my move, to which I am very grateful. I could not conclude this review without a massive thank you to Lauren who was consistently amazing. A very good selling and purchase experience and I would have no hesitation recommended Kings and their services to others.

We had a fantastic experience renting through Kings Estate Agency. The whole process was smooth, well organised, and handled very professionally from start to finish. A special thank you to Mike, Fiona and Matt, who were incredibly kind, understanding, and always willing to help. Their friendly and supportive approach really made a difference. I previously rented through W&P and found out they’re an other extreme. It’s great to deal with an agency that genuinely cares about its tenants, are fair and treats people with respect. We are very grateful for their help and would highly recommend Kings Estate Agency to anyone looking to rent or buy.
