Our entry-level service for self-managing landlords. We do the parts that are hard to DIY — professional marketing, rigorous tenant vetting, the tenancy paperwork — and hand the keys over. 100% of one month's rent inc. VAT (£900 minimum), paid once when the tenant signs. Ongoing compliance remains with the landlord — the optional Compliance Add-On (£480 inc. VAT per year) gives you ongoing Renters' Rights Act support without a tier upgrade.

You've let before, you know what compliance looks like, and you've got time during the day for tenant calls. Use us for the bit you can't easily DIY: reaching qualified tenants and vetting them properly.
When let only isn't enough
Let Only works brilliantly for the right landlord — but if any of these apply, the maths usually tilts toward our Fully Managed tier or above instead.
A well-priced, well-presented property lets in around 12 days on average from instruction to tenant move-in, with qualified viewings often booked in the first week, supported by 386 tenants actively registered and searching today.
We don't proceed. References either pass our criteria or they don't — we won't push through a marginal applicant. If the original applicant fails, we re-market immediately at no additional cost; the Let Only commission is only payable once a verified tenant moves in.
Yes — Let Only (Bronze) is a one-off service that ends at move-in. From there you collect rent, respond to maintenance, manage the tenancy and handle ongoing Renters' Rights Act compliance directly. The optional Compliance Add-On (£480 inc. VAT per property per year) gives you ongoing compliance support without a tier upgrade. If at any point you'd rather we took the management over, we can transition you onto Silver / Gold / Platinum at any tenancy renewal.
Easy. We can switch the same tenancy onto Silver, Gold or Platinum at any renewal, or even mid-tenancy with the tenant's agreement. The Let Only commission already paid stays paid — you'd start the management percentage from the date you switch (a £180 inc. VAT Management Take-over fee covers the document handover and deposit re-registration).
We coordinate the contractors and confirm compliance, but the cost of the certificates themselves (gas safety, EICR, EPC) is paid separately by you. EICR pricing on our preferred contractors starts from £240 inc. VAT for a studio / 1-bed (assuming a single consumer unit). Renewal cycles vary: gas annually, EICR every 5 years, EPC every 10 years.
No — third-party inventory and check-in is a separate one-off charge sized by property: from £132 inc. VAT (£110 + VAT) for a studio up to £300 inc. VAT for a 5+ bed unfurnished. The full size table is on our /landlords/landlord-fees page. We organise it on your behalf; you pay the inventory company directly. The independent report makes deposit disputes defensible at end-of-tenancy.
