In brief
A cherished family home of more than fifty years, sold within a week at £67,000 above asking — eight competitive offers from twenty-one viewings.
The brief
What the owners needed
The Coach House had been the owners' home for over fifty years and held real sentimental weight. They were ready for the next chapter and wanted expert guidance through the move — and the best possible result for a property they had loved.
The home itself sat on a superb private plot, with a south-west facing rear garden, in one of Tunbridge Wells' most sought-after locations. Three bedrooms, two bathrooms, and a layout that suited both family life and entertaining.
Our approach
How we did it differently
We led with a marketing programme designed to convey the full character of the home: twilight photography to capture its evening appeal, elevated photography for unique perspectives over the garden and grounds, lifestyle imagery to suggest aspirational living, and considered visual branding to differentiate the listing from neighbouring instructions on the major portals.
Viewings were structured as three concentrated viewing days rather than ad-hoc — buyers landed on the home back-to-back, which surfaced competition naturally and let us read the room.

The result
Exchanged, completed, moved on
Twenty-one viewings across three viewing days. Eight outstanding offers — a 38% offer-to-viewer conversion that reflected how well-targeted the marketing had been. The property went under offer in less than a week, ultimately achieving £67,000 above the asking price.
