Estate agents in Southborough

Thinking of selling, letting or buying in Southborough?

Kings Estates is the independent, owner-led estate agency in Tunbridge Wells, and Southborough sits squarely in the patch we know best. Mike, Gemma and Tom personally handle every valuation, every offer and every let — no handing-off to a junior, no scripted opening.

If you’re thinking of selling, letting or buying in Southborough, the three routes below are the obvious next step.

Local market authority

A town with its own gravity.

Southborough has often been miscategorised as a Tunbridge Wells spoke. It isn’t — it’s a town in its own right with its own mainline station, its own civic buildings, its own audience. Buyers either know Southborough specifically or end up here looking at TW and shifting north on price-per-square-foot.

The market splits into two: period stock around the Common and Royal Victoria Hall, and inter-war / post-war family stock running north toward High Brooms station. Each sells to a different buyer.

Living in Southborough

The Common, the cricket.

The town

Common-side civic centre

Southborough Common, the Royal Victoria Hall (1894) and St Peter’s Church define the town’s civic centre. The Common itself runs as the daily-life green — cricket pitches in summer, dog walks year round, 60-acre cricket club site at its centre.

Schools

Skinners' Kent Academy and the primaries

Skinners’ Kent Academy sits on Sandhurst Road. Primary catchments cluster around Southborough Primary (Speldhurst Road) and Bidborough CE Primary just north. Secondary options include the TW grammars by application and the various Tonbridge schools.

Transport

High Brooms mainline, A26

Southborough is served by High Brooms station on the Tunbridge Wells line — same Southeastern services to London Bridge in around 50 minutes. The A26 connects directly to TW (5 mins south) and Tonbridge (5 mins north).

Daily life

Royal Victoria Hall and the High Street

The Royal Victoria Hall hosts a strong local programme of music and theatre. The High Street keeps a working mix of independents and chains. Southborough is one of the few areas in the borough where you can buy a Victorian semi-detached for under TW central pricing without the High Street lifestyle being too far away.

Commuting from Southborough

High Brooms — the second TW-line station.

Southborough is served by High Brooms mainline. Same Southeastern line as Tunbridge Wells; usually 2-3 minutes added to the TW timing for any London terminal.

High Brooms station is two minutes north of TW mainline, so most through-services stop at both. The 06:36 and 07:32 peak runs are the busiest morning services.

Frequently asked

Common questions about
Southborough.

Specific question we haven’t covered? Call us on 01892 533367 or drop us a line.

  • Is Southborough part of Tunbridge Wells?

Civically, no — Southborough has its own town council and identity. Geographically and commercially, Southborough sits in the Tunbridge Wells borough on the A26 between TW and Tonbridge. Most outsiders treat it as one continuous urban strip; locals know the difference.

  • What's the difference between High Brooms station and Tunbridge Wells station?

Both are on the same Southeastern mainline. High Brooms is two minutes north of TW; most through-services to London call at both. High Brooms tends to be quieter and easier to park at; the morning fast services often skip it. Some peak London-bound trains start from TW so seats are easier from there.

  • Is Southborough Common protected?

Yes — Southborough Common is registered common land with statutory protection. The cricket club and other sporting use is long-established under specific arrangement. The Common is one of the area’s defining lifestyle assets and a key reason buyers choose Southborough.

  • What's the rental market like in Southborough?

Strong, with consistent commuter demand near High Brooms station and family demand on the larger period and inter-war stock. Two- and three-bed houses typically let within 3-4 weeks. Yields run slightly above TW central given price-per-foot dynamics.

  • How does Southborough pricing compare to TW?

Generally 5-15% below the equivalent TW central road on a price-per-square-foot basis. The differential narrows on roads near the Common and widens on roads toward High Brooms. For families wanting more space at less price, Southborough is a frequent shortlist.
