One Point of Contact for the Tenant : One of our trained agents will manage all tenant contact for the duration of the tenancy, answering any questions they have and, where possible, resolving any minor maintenance issues that may arise
Rent Collection: Kings Estates will collect the monthly rent and transfer the money directly into your bank account. We provide regular statement of accounts either via email or post for your records.
Property Maintenance : Our in house Property Manager will conduct regular, detailed inspections and will raise any concerns they may have. If your tenant experiences any problems, we will manage the situation. We will report the details back to you and take your instructions on how you would like to proceed. We can source quotes from vetted tradesmen at competitive rates on your behalf for the works and oversee the whole process until resolution.
Utility Management: We liaise with all the utility providers at the start and end of the tenancy. This includes gas, electric, water and the local council tax.
Regulatory Advice: We will keep you informed on any regulatory guidelines or legal requirements you need to be aware of as a Landlord. We can provide advice on matters such as tenancy agreements, Non Resident Landlord obligations and managing end of tenancy dilapidation claims. We will arrange for all annual gas safety certifications, where needed, and report back on any issues. We will also register the security deposit on your behalf with the Tenancy Deposit Scheme.
Financial Reporting: We will produce all the financial information that you need for your tax return, which covers the let property.
Renewals : We will give you notice when it is time for tenancy renewal and make the process as smooth as possible for you, whether that is renewing the agreement or finding new tenants.
