Step 2: Selecting an Estate Agent

Choosing an estate agent is an important decision. It is key to consider an agents marketing strategy along with their presence in the town and opening hours. Kings Royal Tunbridge Wells is the only agent in town open 6 days a week and is located adjacent to Tunbridge Wells mainline railway station with an eye catching ’LED’ light pocket window display and rear window displays onto the train station platform. Step 3: Instructing a Solicitor

To avoid delays once a sale has been agreed it is a good idea to do some research on local solicitors and their charges prior to putting your property on the market. We are happy to advise you on tried and tested local solicitors.

Step 4: Presenting your Property

Presenting your property well is the key to a good first impression. It would be an idea to de-clutter to prevent rooms feeling small and applying fresh coats of paint where needed.

Once your property is ready to be photographed we can arrange for professional photographs to be taken of the property, floor plans and energy performance assessment. We will then produce the property brochure with detailed descriptions for your approval.

Step 5: Marketing your Property

We provide you with regular marketing updates and straight talking good advice. All our properties benefit from 24 hour marketing coverage on the leading property websites: – Rightmove.co.uk, Zoopla.co.uk, Primelocation.com, Findaproperty.com, Propertylive.co.uk and Globrix.com.

Your property will also benefit from our full colour property details, a window card in our prominent ‘LED’ light pocket window display adjacent to the mainline railway station and rear window displays onto the station platform. Your property will also be advertised in the local Courier Newspaper and The Royal Tunbridge Wells magazine.

Our new computer software will automatically email out your property details to new applicants registering with matching criteria.

Step 6: Accompanied Viewings

Our longer opening hours allows us to respond to enquiries about your property efficiently and maximise viewing opportunities.

We offer a dedicated and unrivalled service 6 days a week. Our office is open 9.00am – 6.00pm Monday to Wednesday, 9.00am – 7.30pm Thursday, 9.00am – 6.00pm Friday and 9.00am - 5.00pm Saturday.

We will happily accompany viewing appointments ensuring we are on hand to answer any questions immediately and advise where necessary.

Step 7: Receiving an Offer

Once we have received an offer on your property we will notify you straight away. We will put the offer to you verbally and in writing stating any special conditions of the offer.

We can request the buyers to provide proof of their ability to proceed. For example by providing proof of cash funds or evidence of their mortgage agreed in principle. It is then your decision whether to accept the offer.

Until the contracts are signed and exchanged there are no legal obligations.

Step 8: Offer Agreed

If the offer is acceptable to you then we will write to all parties to confirm the agreed price and possible conditions of offer. We will ask you to confirm your solicitor’s details so we can prepare a memorandum of sale.

Next you will need to instruct your solicitor.

We will keep in touch with all parties and keep you informed throughout this process.

There are no legal obligations until contracts are signed and exchanged.

Your solicitor will send you questionnaires about the property which you will need to answer and return.

They then obtain title documentation and details of amounts outstanding on any mortgages

Once your solicitor receives the replies from the questionnaires they sent you they prepare the Contract Pack and send it to the Buyers Solicitors

The Buyers’ Solicitors then ask questions about the property which your solicitor will answer from the documents they hold or they may need further information from you. Your solicitor arranges for you to sign the Contract and Transfer and you agree a completion date with the Buyer once:-

  • All enquiries are answered and confirmed by your solicitor
  • There is evidence of a clean title
  • All queries over the lease (where applicable) and local searches have been addressed.
  • Fixtures and fittings to be included in the sale have been agreed. The buyer has received their mortgage offer / has their cash funds ready

Contracts are exchanged and the completion date is set. The Buyer pays the Deposit to their solicitor (usually 10% of the purchase price) who transfers it to your solicitor.

You will make arrangements to move out and to hand keys the keys to us.

On the completion date, you move out. Your solicitor sends the transfer to the Buyers’ Solicitors, disburses our fees, pays off any mortgage, deducts their fees and pays the remaining balance from the proceeds of the sale over to you.

Once the money has cleared in your account your solicitor will inform us to release the keys.
