Kerb appeal…

Added on August 14, 2014

The importance of kerb appeal…  Selling your property is competitive especially if there are similar properties for sale on your road or in neighboring roads. What can you do to put your property above the rest? Having a good ‘kerb appeal’ is very important. Buyers will drive around an area before deciding if they want to view a property there. If there are two properties on the road but they only have time to view one you want to make sure your property is chosen. Maximise your chances of getting buyers through your door by making the outside of your property presentable and welcoming. Take a look at the outside of your property and imagine what potential buyers would pick up on. You may overlook small...Read More

Kings’ mobile website now live!

Added on April 4, 2014

It wasn’t that long ago we were celebrating the launch of the all-new Kings desktop website and since it went live, our visitor numbers have dramatically increased. When we were analysing our data it struck us that many more people than expected were searching our website using mobile devices. In some instances over 30% of the website traffic was from smartphones and tablets. Responding to demand and to make our mobile users’ experience smoother and quicker, Kings is delighted to announce the mobile version of our new website is now live. The new mobile site works on all major mobile platforms, whether iPhone, Android, Nokia or Windows. Key With Pound Sign As Symbol For Money Or Investment

BUYING TO LET? READ THIS FIRST… I’m always surprised how often prospective landlords come into Kings and say: “Okay, where should I buy?” Now, even though Tunbridge Wells is an excellent town for a buy-to-let investment, that’s not a straightforward question, simply because any buy-to-let purchase involves multiple considerations. And at this point you’re probably thinking, yes, okay, but seriously, where should we buy? Well, a short answer is that any property within a mile of Tunbridge Wells town centre is a very safe bet, not least because you have a reliable if expensive commuter line to London. Unsurprisingly, the rents around the station usually command premium levels, and things like having your own parking is a huge bonus and can help attract a premium in...Read More

Understanding Rental Yields

Added on August 3, 2013

Understanding Rental yields A rental yield can be calculated on either a gross or a net basis. The difference between the two is whether the yield is inclusive of exclusive of costs. When you purchase a Buy to Let there are two ways in which you can make a return on your investment: capital growth and rental income. Usually you would look for a combination. Capital growth refers to the change in a properties value over a period of time. Capital growth is hard to forecast and you should remember that house prices can fall as well as rise. Rental income is the rent that you receive from your tenants. Like house prices rents can go up and down. Calculating a rental yield of a property...Read More

Seasonal buying

Added on April 23, 2013

Be cautious of seasonal buying… Spring and summer are the most popular seasons for house hunting. If you are starting your property search this summer there are a few things to think about. The most being that the warmer months do not last very long in this country! You might love the big windows and cool rooms within the summer months but how much will you love the draft in winter? Once you find a property that you like it is important to view it at different times of the day. This will help you see the different levels of natural light. It will also give you an idea of the neighbourhood in the evening. The rooms may be cool in summer but are they double...Read More
